Terms and Conditions
Thank you for choosing to book with us, we hope you will enjoy your stay.
The following terms and conditions apply to your booking. They form the terms of a legally binding contract between us and you.

Deposit - Either full payment is required on booking or an agreed deposit will be taken via credit/debit card or BACS transaction.

Confirmation of Booking - Your booking will be completed when we acknowledge receipt of your booking request and deposit/full payment has been received. Prior to that the booking will only be regarded as provisional. COVID UPDATE – A COVID-19 questionnaire will be emailed on booking and this must be returned by email at least 48 hrs prior to check in. If we do not receive this back then, your booking will automatically be cancelled and no money will be refunded. If you answer YES to Q1,2 & 4 you will not be allowed to stay. (Copy of Questionnaire is attached to these Ts & Cs).

Payment - We accept payment by credit or debit card or BACS transactions. All bookings are now to be paid in full prior to arrival to enable a contactless check in. Payment for any outstanding balance for the cost of your stay and any extras incurred will be payable 24 hrs prior to departure.

Cancellation by you - Standard Cancellation Policy Conditions have now been superseded by Covid-19 cancellation Policy Conditions Update which is now in Force

COVID-19 Cancellation Policy Conditions - The following policy applies to all NEW bookings received after 10 August 2020 in respect of stays between 10th August – 17th December 2020.

Less than 7 days notice – Cancellation charge equivalent to the full value of the booking. Cancellation charges will be charged to the debit/credit card details provided.

No contact or no show by 6pm (1800) on arrival day – the full value of the booking will be charged to your debit/credit card provided.

No reduction is made for temporary absence or for departure earlier than confirmed.

We would recommend that you take out travel insurance to cover you in the event of cancellation.

Cancellation by us – Due to Covid-19 please check on Force Majeure conditions as per the OTA you booked through.

In the unlikely event that we are forced to cancel your booking, due to circumstances beyond our control, we will attempt to offer you alternative accommodation. If suitable accommodation is not available (or unacceptable to you) then we will refund all monies already paid by you and confirm that you will not be liable for any further payments to us.

Arrival Check In - Due to the current COVID-19 crisis, check in hours have now been restricted and are between 2pm and 6pm. You will be asked to choose a check in time and must stick to this slot. We will only accept check-ins outside of these times, if it has been agreed in advance. If you do not notify us of your agreed check in time, we will assume you are not coming and treat as a ‘no show’. Your booking will be cancelled and no money will be refunded.

Departure Check Out – 1000am to 1030am unless otherwise agreed in advance. Keys are to be left in box at reception.

Damage and Breakage - We are sure that you will take care whilst you stay with us, and we acknowledge that accidents sometimes happen. We do however reserve the right to charge for any damage or breakages which are deemed to be deliberately or recklessly caused, for any items discovered missing after you depart or for the cost of the room for any time period for which it is considered un-usable due to damage. In agreeing to our terms and conditions, you authorise us to charge this amount to the debit/ credit card used to secure the booking.

Smoking Policy - We are a No Smoking establishment. Guests that smoke in the room, or anywhere on the premises, may be asked to leave immediately. You will remain liable for the whole of the cost of your stay. Whether or not you are asked to leave, we will charge a £100 to cover the costs of a deep clean of the accommodation.

Pets – As much as we love our cuddly, furry friends we are unable to accept dogs or other pets.

Our Liability - We do not accept any liability for damage to your property or injury to you (or other members of your party) whilst on our premises unless caused by the negligence of us, or our employees. Cars left in our car park are parked at your own risk.

Data - Any data collected as a result of your booking will be stored in accordance with the provisions of current Data Protection legislation.

Law - Any dispute between us will be governed by the non-exclusive law of the English Courts.

14. Guests Suspected of Coronavirus During their Stay

If a guest presents themselves with symptoms of COVID-19 or is asymptomatic but declares the need to self-isolate, the guest will be advised to check out and return home to self-isolate according to current UK Government guidance. If the guest shows acute symptoms, has breathing difficulties or their life is at potential risk, seek medical help immediately.
